Have You Read Your Home Warranty Policy?

Most homeowners have not read the "fine" print in their Home Warranty policy. Most people assume the policy will pay for all repairs or replacements less the deductible. Let's concentrate on just the Heating and Air Conditioning portion of the policy. One of the main reasons the home warranty will deny a claim is due to "lack of maintenance" on your HVAC system. What does this mean... This means having proof that you have had maintenance by a Licensed Heating and Air Conditioning contractor (C20) twice a year covering both the AC and Furnace. If they do cover a replacement when your system completely stops working you will only get the bare minimum system. They will not pay for High efficiency equipment. What does this mean? This means that you will be paying for higher utility bills and the system will not perform at peak efficiency. Most home warranty policies do not cover the building permit needed to replace your system or the HERS rater that is needed. So this will be additional money out of your pocket after paying the premiums each year for the home warranty policy. The moral of this post is: Is that home warranty really beneficial to me????
